Hi Steven,

The roof of an apartment block is part of the Common Area, which is insured, managed and maintained by the Management Committee. Any problems, such as leaks should be dealt with by them.

Hello Stephen,

It's normally the landlords responsibility to look after the outside fabric of the building. Repairs like this are usually covered by the service charges and some landlords (the diligent, responsible ones) take out extra insurance to cover leaks, burst pipes etc.

You need to check your agreement just to make sure they haven't pulled a fast one that says somewhere in the small print that you and your fellow tenants are liable. It's unlikely but worth a look.
