Hi Pudding,

First of all your land and house are inseparable in terms of title. You will get a Title Deed for the land and this will be updated when your house has been completed and inspected to reflect the changes.

The vendor will need to supply:

A completed Form N270 - ‘Declaration of Transfer of Immovable Property’.

The Title Deed of the property being transferred.

A completed Form N313.

Receipts confirming that the following fees, charges and taxes for the property have been paid (where applicable):
Immovable Property Tax.
Town Tax.
Capital gains tax.
Estate Duty Tax.
Sewerage Board Tax.
Town rate.
Communal rate.

You will need to take your passports and cash to pay the Property Transfer Fees. You can pay by cheque, but this will take longer as it has to go to Nicosia to be cleared.

To find out how much you will need to pay, the Department of Land and Surveys has an on-line calculator at: http://www.moi.gov.cy/moi/dls/dls.nsf/dmltransfer_en?OpenForm

Providing the District Land Office has all the information, it should not take more than half an hour (but depends on how many other people are there).

To get the house added to the Title Deed costs a few pennies.
