To be honest it may need re felting, certainly in the areas where the cracks are, painting a special coating on is only a short term solution, the cracks in the original felt are already there and will inevitably appear again.

I read about the Pitched roof idea on line, any idea how much it costs per square meter? Our roof is 400 sq.m.
I will call Dave Johnson later today. But special coating sounds a lot like what we've been doing here for the last many years. It works, for about a year or two, and then you have to re-apply the coating. I want a permanent if possible solution.
Thanks for your suggestions.

Hi Skipper,

have you thought about putting a pitched roof on your house...???

Improves the insulation, keeps out rain, ends the need for constant patching and repair of a flat roof.

Just a thought.....See a lot being retro fitted lately.
