Depends on the wording of your agreement but I would imagine that the tenant is bound up until the termination date,unless otherwise stated.

The tenant could put the house on the market to find you a new tenant which you would have to approve but until then they would still be responsible for the balance of the 3 year term. The good news is that your tenant is "a body" rather than an individual, the latter tending to mid night flit.

Make sure rent continues to be paid on time and it might also be worthwhile asking your solicitor to reveiw the lease terms.
