More responses/enquiries via www.leboncoin.fr than all the Agence Immobilier combined ! Have sold 3 properties  (and bought 1) via this site and its FREE. Probably the most used site by the French themselves as for buyers it saves several thousand euros not having to pay agency fees.

Hi,

We have just sold our property via Leboncoin. Had it on with one Notaire and two agents, and had no viewings. Within 3 weeks of it going on the above site, we had our first viewing. They loved the house, but still had a house to sell. We had two other couples in the same position, and finally accepted an offer from a French couple in late January, who fortunately didn't have a house to sell.

Good luck with the house sale.  I have not sold a house here, but consider a floor-plan on line a huge advantage over those that do not have one.  Local immobiliers do not seem to use this facility, so it might be worth considering amongst your internet coverage ...... just an idea.

We sold ours through www.green-acres.com. I also made a portfolio of photos of the property, in all seasons of the year, with Flickr, and directed anyone who was interested to this portfolio. With Greenacres, I changed the photos regularly and tweaked the text from time to time. We had a lot of enquiries (and sold the property this way) but none at all from the numerous immobiliers that we were registered with. We had a Notaire already set up, and just let them do all the necessary work once we had accepted an offer. (Our buyers used the same Notaire). Good luck.

I have sold quite a few houses here myself, the key to it I think is the way it is described, the best place to advertise it for the British market is on rightmove or zoopla, which is where most estate agents place their ads , the problem is most estate agents I have come across if someone comes to see your house will show them a lot more, so whats the answer, well what you need is a secialist advertiser , Steve at finistaire property services is the man, he will do the advert for you and place it on British websites at a fraction of the price you could buy it for and it works; sold a house after a few days with him having been with local estate agents for five years with no sucess.

It is really simple to sell privately, I have sold 3 properties privately since living in Brittany.

Once you have received an offer, get it in writing and confirm your acceptance to the buyers in writing, this will obviously need to be in French. Contact a notaire of choice for yourself, the buyer can either use the same as you or choose their own, don't forget it is the buyer who pays the Notaire's fees. Just make sure you have all the documentation/reports up to date, the Notaire will help you on this if you don't know what is needed, but all the reports are at your cost.

You can't sell a house without going through a notaire.

Once you get an offer, you and the seller can choose the notaire you want to use and ask if he'll do it. Or you can each use your own.
