Thanks for all the advice. 

Can anyone recommend a property management company in central Brittany? One company can only do change overs on a Thursday but I'm concerned that this will put off many families with school age kids and also couples.

To get an idea on pricing, have a look at ownersdirect.co.uk or homeaway.co.uk  (both the same company).  If you advertise with them, you get the choice of your advert also appearing on the other sites owned by them - France, Belgium, Italy, Spain, USA, Canada to name but a few.  Our experience is that you will let to British guests during the school holidays/half term etc.  For the rest of the year we tend to let to Continentals, especially French (who are excellent guests) for long weekends, bank holidays etc..

To find help for changeovers etc, advertise on AngloINFO - you will get lots of replies but check them out really carefully before taking them on.  We have a brilliant English lady who does all the cleaning and her husband is ex property maintenance and a real expert at DIY.

One point.  If you want to get the maximum number of lets and a better rental price, buy a decent sized above ground pool - you will be amazed what a difference it makes.  If you do, it is worth the extra expense of buying a proper sand filter unit from UK.  They only cost about £250 and will save you a lot of hassle and keep the pool really clean.  The paper filters supplied with the pools are pretty useless and tend to clog up with sun cream.

Mistake.   I let my place to Brits ostensibly for six months with a legal contract in French signed by all parties.   I had the devil of a job to get any money out of them and when they left (a month late) we have bills totalling over 4000 euros so in actual fact they stayed there free, helped themselves to many things of ours and in general were a pain and a loss!

Continentals are a great deal more reliable and caring - never had a bad experience with Germans, Dutch.....
