We have just had our fosse replaced, for a 4 bed, 3 bath hoouse with kitchen and utility cost was €8000.  Process is: engage SPANC, who will get a soil test done. Then either agreed with  SPANC to define a contractor. on their time line, this does mean, or did for us our commune Marie  could pay 50% of the costs. We could not wait as the old fosse was unserviceable. You then get a bill from SPANC for €170 for everything they do - even if you have it done yourself.

Cost for us was €8000 but the soil was easy  - no boulders, no removal of the overburden, and at the same time the contractor did  some other necessary ground works like; french drains ditching, drives, paths.and landscaping the garden.

Got our contractor, in 56, by local recommendation, he knew all SPANC in the local communes and smoothed the way. You do need the old fosse cleaned out and provide a certificate to SPANC to confirm this has happened..

Since it is considered a "buyers market" at the moment it doesn't matter much what state the house is in, the prospective purchaser will try to beat down the price anyway.  They will use the lack of a recently approved fosse as a very blunt instrument to get their discount.  I would just say the asking  price has already been adjusted down to compensate, take it or leave it.  Unless the local commune is taking a hard line on conformity, do as the French do.  Ignore it.

To countrydweller -  to get an aproximate devis is possible, but to get the land checked and to start the process and get it approved costs a fair amount of euros and once the process has been started the owner (if the original prospective buyer pulls out as in our case)  then has a limited time to pay to have the work done for their fosse to conform.   A lot of sellers are trying to sell the house with little money to spare (especially at the moment at a very reduced price because of the market and may lose again on the exchange rate if going back to the UK) and can't afford to do this.

There are of course numerous reasons why a fosse does not conform-from something simple as a ventilation issue to something serious such as the filter bed being clogged with solids and paper.If you are interested in a house get the owners to arrange a devis for a new fosse and even get them to have it approved as well.Then you will have an idea of how much it will cost.In respect of not getting a fosse replaced then you have to remember that the end product is going onto your land or even a water course so you have to think about the possible consequences

We were in the position of selling a house with a non conforming fosse.  To give reasons why we didn't  change it before selling were:

a) it was working, 

b) we knew that a buyer can negotiate the house price down and have a year to change it - they may want to change the layout of the house or put in extra bedrooms etc and it would be better for them to renew it with a size they wanted, rather than change one we had just had put in..

c) the garden is dug up - so probably  it will be a year after the installation before it looks good enough to attract a buyer again.

d) the new purchaser may want to alter the layout of the garden and heavy machines would already be on site for any landscaping.

Because we had had a prospective buyer we had had an inspection and told we needed a larger fosse as our rain water went into a separate drainage system - now the law is fossesmust  take grey water too.

Last year we found twe needed to replace the fosse as grey water was overflowing due to a  blocked pipe  so decided to replace our fosse before selling.

When talking with the neighbours (2 needed new fosses) we decided to group together for us all to save money, and in addition  they helped us get a grant.  We are in the situation now all has been approved but work won't start until next spring.  Just as well we were in no hurry to sell.

By the way ours was going to be a simple system to install - we are not on rock, (price as someone previously said depends on the type, slope and size of the terrain)  it was going to cost about E6000 which now will have a 50% grant.so we plan on paying E3000 and having a fully conforming system and getting the garden changed to be more easily managable whilst the machinery is here.

Many people would consider that it was worth investing in a new, conforming fosse before putting their house on the market to make it an attractive property for buyers. Others would be reluctant to spend money on a house they're selling. That's an individual choice. What you do about a non conforming fosse is also an individual choice. Some people will comply, will invest in the new fosse and be happy that they have complied with the requirements. Others are quite happy to believe that they have got a result; they have achieved a good discount on their new property and as the fosse is out of sight it's out of mind. They have heard that no fines will be imposed so that's that. Some people are content to bend the rules of their new commune and to act above the law, those same people are happy to live alongside a second rate sewage system therefore ignoring basic health issues. I know what I'd do in your position.

Enforcement depends on area you live in. There have been lots of problems where I live, with harrassment of some of the older citizens. In next commune, very little happened initially although later on issue was ressurected and pursued.

strong>Do worry - very impoortant issue. Essential you get local devis for particular job. It will depend on lots of things - current installation, ground type, etc.

Get advice from Mairie and/or Notaire dealing with sale, but do be careful. You're right to take this very seriously.

dont worry if it is not up to date, as long as it works you will be fine for a while...they say 1 year to make it right but in fact there is no control about it and no fines.

we bought a house 4 years ago and it was not comform but it still works and does not cause any trouble. We did not do a new one yet and had no trouble or any letters or anything at all! as I said, there are no fines, they cant make you do it.

Depends on the type specified but 10k is close, try French companies the marie may help.

I suspect it depends on how difficult it would be to replace.

Have heard figures of up to €10k quoted.

Suspect the best answer (and possibly only ) is to ask a local specialist for a quote.
