I assume you rent a furnished flat therefore a lease for one year. You're right, to leave you have to give 1 month notice to the landlord, but he/she needs to give you a 3-month notice if she/he wants you to leave.
The standard payment at the beginning is one month security deposit + one month rent + whatever the agency fee is.

In my lease, it does say that I can leave at any time during the year, after giving one months notice. I know others who have been in the same situation. But I'm not sure if it is standard. You'd have to check your particular lease.

I paid 1 months rent in agency fees, and gave 2 months as a deposit.
