As has been said sign nothing with an estate agent. Anything you sign I recommend only with a notaire appointed by yourself ( the seller can use their notaire as the price is the same ) This way their is no conflict of interest by using a notaire appointed by the seller or estate agent.If this is not an option, walk away.

This is a must. Also if you can find one you trust that is different from the seller or the agents standard one.

DO NOT USE THE AGENT'S STANDARD NOTARY.

My friend went with the standard notary and the two of them (notary and agent) came up with a system to make my friend pay 3000 euros more.

I checked with my notary and she told me they are stretching the law to their own favour and we managed to save this extra charge.

I ended up paying much more than announced by the agency on the facade of the flat I bought a few years ago because I didn't sign in front of a Notaire... So I would recommend you do, just for the little details you may not be completely familiar with!
