Electricity faults and general plumbing is the responsibility of the landlord. The landlord must get the boiler serviced prior to you moving in and then you must get it serviced annually.  You have to take out tenancy insurancy (usually about 130 euros or so) and send a copy of this to your landlord. This is for fire or water damage.

I am a landlord myself and I know what the tenant's responsibilities are as well as the landlord's.

Could you send me your lease so I could tell you if it is right or not?

If you are renting unfurnished, you are responsible for all minor repairs.  So the servicing of the central heating boiler, but not the replacement if it breaks down completely ...

There are standard lease terms, which I am sure you will find if you google it.  Do you spread French easily?
