You could also tell them they could give the week to friends and/or family (I dought if you'll sell it with only a week to go...).
Sometimes we also offer to hold over their payments for a holiday next season (helps soften the blow a little...)

Not that simple to my understanding. If you took deposit as "arrhes" then you keep the money; if you took it as "accompte" you need to return it if you find a replacement (or is it vice versa?). Anyway, google to check which is which, but the difference is important.Steve

The tenants are liable for the full rental premium. If however you find replacement tenants it is usual to reimburse the balance of payment minus initial deposit.
