I've heard the same as Sunny Sue: someone I know who lives near Bar sur Loup cannot build even a small studio in their garden (the garden isn't considered big enough, even though it's on several levels and about 600 square metres). This person's neighbour also came across the same problem and had to put a wooden cabin in the garden instead of building a structure!

Sunnysue, no you can build up to 40square meters anywhere in France with a 'déclaration de travaux'

we put up an 8 x 6 shed in our garden in Golfe juan and evidently it needed planning permission!! However we just paid tax foncieres on it which is a way of acknowledgement by the authorities that it exists and that is okay. Somethings are very strange.

Doesn't it depend on where you live and the size of the land you want to build on?

Planning permission is now from 40square meters upwards, under just 'déclaration de travaux'

Hi, if you want to build a garage whose SHOB (surface hors oeuvre brute) is less than 20sq then you don't need to ask for planning permission but you just have to fill out a "declaration de travaux" to give to your mairie and the legal delay is of 2 months.  if, on the other hand, you intend to build a garage which will be bigger than 20sq, then a planning permission is required and it takes 3 months, like a permission to build a house.

There can be also some restrictions as regards where you want to build your garage, if it's touching one side of your house, no problem apart from below, if it is detached, then you'll have to ask your mairie if at all possible.

Hope this helps,

N.
