You urgently need to look at www.franceresidence.ie/services/legalities.htm - the Site is in English and will explain in simple coherant terms !

A cabanon , as such ,is not usually habitable - a bit like a garden shed , so it sounds as if you are about to venture into a project where you may have been told you will be able to obtain planning permission - if its still considered to be just agricultural land , that normally means no water or electricity, and it's hardly surprising you can't get a bank loan ! If you fail on your payments , having possibly paid too much for this land in the first place , because the vendor says ' there's a stone built habitable cabanon ' on the land, what's the bank going to do with it ? You should ignore the fact that someone has been living there - also if there is water and electricity then there is a problem ! What happens if the local Mairie finds out that there has been an unauthorised construction and puts together a demolition order ? ( Certificat d'urbanism ? )

If you have already signed a compromis de vente , and discover you may have been led up the garden path ,there is legal recourse , but I advise utmost caution with this deal !

Depending where you are , I would advise legal advise ASAP !
