magnolia tree looking ill...any advice?

Thanks, I will try the mulch.   In general the plants don't do so well because the developers sold off the top soil!!!     I haven' watered it over the winter, so perhaps I'll start doing this soon.

hello palmtrees

may well be the soil, in general the soil ideally should be well drained and kept moist. is the tree established or recently planted? if established try applying a organic mulch around the base from the trunk out to the drip line. avoid disturbing the ground around the tree as the roots are rather shallow. is it an isolated case or do other trees show any signs of ill health?
