however you cannot use anything nasty you find to get out of the purchase/negotiate the price if you ve already signed the compromis de vente, unless you manage to get it written into the contract (clause substansive I think it s called) as the idea of agreement suject to survey isnt legally binding here otherwise (& getting it written into the contract has been impossible in my personal experience)

Hi there

You are correct that unlike the UK, pre-sale surveys are not the norm here. In order to sell a house, the vendor needs to have a diagnostic survey but this only covers things like electrics, energy efficiency, termites and asbestos. There is nothing about the structure or damp but buyers seem to rely on these surveys plus a visual inspection. Real estate agents tend to discourage potential buyers from having a survey as it will often complicate the process but there is nothing to stop you doing so.
